End-to-end shell scope

Your shell,
Foundation to Dry-In.

Seven phases, one contractor. From the first cut of dirt to the day the trusses are sheathed and shell is dried in, you're working with the same team; same superintendent, same standards, same schedule.

— §01 The scope

Every phase.
Owned by one team.

Most shell problems trace back to handoffs — different crews, different standards, no one owning the outcome. We run all seven phases under one superintendent from day one.

  • 01
    Foundation

    Site Excavation & Footings

Southwest Florida soil demands attention before a single yard of concrete moves. We verify grades, assess soil conditions, and address any demucking or backfill requirements before breaking ground. Piling coordination is handled in-house — we schedule and supervise the pile-driving sub so your foundation phase isn't held up by trade-side logistics. Pile caps and footings are poured to your engineer's exact specifications, with coastal concrete mix where site conditions require it.

    Our Promise

You'll receive photos before every pour and documented sign-off before we leave the foundation phase. Your inspection won't be called until it's ready to pass.

  • 02
    Substructure

    Stem Walls & Grade Beams

Stem walls and grade beams are reinforced and poured specifically for Florida load and soil conditions. Every lift is placed to your structural drawings, inspected for rebar placement and spacing, and photographed before the next pour.

    Our Promise

You'll get daily progress updates and engineer sign-off before we move to block. No phase starts until the one before it is documented and closed out.

  • 03
    Reinforcement

    Rebar Installation

Every piece of reinforcement in your shell is tied and placed to your engineer's drawings. Windows, doors, columns, and high-load points are reinforced to spec before concrete covers them permanently.

    Our Promise

This phase is the one you can't revisit. We photograph every section before the pour so there's a documented record of exactly what's inside your walls.

  • 04
    Concrete

    Concrete Pumping & Finishing

Every pour from footings to tie beams is pumped clean and finished flat — monolithic slabs, stem wall pours, and hollow core or Epicore decking included where the project calls for it. We schedule pours around weather windows and give you the pour schedule in advance so your schedule stays intact.

    Our Promise

Coastal projects get appropriate concrete mixes for salt air and humidity exposure. You'll receive photos from every pour, every time.

  • 05
    Masonry

    CMU Block Installation

CMU walls laid plumb, tied properly, and inspected line by line. Block layout is set to support masonry openings precisely — windows, doors, and columns are reinforced where your structural drawings call for it.

    Our Promise

We walk through every wall with you before calling the inspection. Nothing gets called in that isn't ready.

  • 06
    Structural

    Tie & Bond Beams

Tie and bond beams are the reinforced crown that locks your shell together and transfers load down through the walls to the foundation. Rebar is placed right, pours are timed right, and every beam is photographed and signed off before trusses land on it.

    Our Promise

In Florida's wind environment, this phase isn't one to rush. It's the last structural checkpoint before the roof goes on.

  • 07
    Enclosure

    Trusses, Sheathing & Dry-In

Trusses are set to Florida Building Code wind-load requirements, sheathing installed, fascia and drip edge completed. Your shell is closed in, dry, and ready for the next trade.

    Our Promise

We do a final walkthrough with you before the site handoff. You're not getting a phone call saying we're done — you're getting eyes on it.

— §02 Working with us

What it actually looks like
to run a project with Shell Pros.

  • 01

    Before we break ground

You'll have a signed scope, a confirmed schedule, and direct contact with your superintendent. No ambiguity going into the first day.

  • 02

    During the build

Daily progress updates by phase. Photos before every pour. You'll hear from us before you have to ask. If something changes on the timeline, you'll know immediately and you'll know why.

  • 03

    At every inspection

We don't call inspections until they're ready to pass. Every phase is photographed and signed off before we move to the next one. You'll have documentation at every checkpoint.

  • 04

    At handoff

Final walkthrough on site. Written sign-off at dry-in. Your next trade walks onto a clean, closed site.
